MY LAST APPRAISEL WAS IN 2009 FOR 1977 "SLAB RANCH" WTH NO UPDATES FOR $107,000, PRIOR ONE IN 2007 $105,000 SINCE 2009 WE HAVE UPDATED AND UPGRADED TO SILESTONE ITALIAN STONE KITCHEN,STAINLESS APPLIANCES, PLUMBING, NEW FLOORING, BOTH BATHROOMS WITH NEW FIXTURES, MARBLE VANITIES AND FLOORING, NEW DOUBLE GARAGE DOOR, LANDSCAPING, JUST SOME OF THE UPGRADES, ALL ACCORDING TO DIY, REAL ESTATE BROKERS OF WHAT AREAS OF THE HOME TO IMPROVE SO WE DID THE BEST THINGS TO KEEP OUR HOMES VALUE. WE WANTED TO REFINACE FOR A LOWER RATE, AS WE HAVE DONE (4/5) TIMES BEFORE WITH MISSOURI CREDIT UNION, THEY MADE THE CALL (WE HAD NO CHOICE)OF WHOM WE COULD USE "ASSOCIATED PROPERTY ANALYSTS" AKA PICTURE TAKERS WERE THE CREDIT UNIONS CHOICE. AFTER THE APPRAISAL WAS DONE AND THE APPRAISAL WAS COMPLETE, WE WERE SHOCKED TO FIND OUR HOME LOST VALUE AND WAS APPRAISED AT $103,000 SO ALL OF 15,800 PUT INTO MY HOME WAS IGNORED FOR COMPARISON AND I WAS GIVEN (6) SIX COMPARABLES, MY HOUSE IS A UPGRADED SLAB RANCH, I WAS COMPARED TO (4) SPLIT LEVELS AND FOYERS AN (2) RANCH WITH NO UPGRADES OR A FIREPLACE , NOTHING!! WE REJECTED THIS APPRAISAL AND VOICED OUR TOTAL NEED FOR A MORE PROFFESSIONAL APPRAISAL TO THE CREDIT UNION AND I WILL WRITE THE REJECTION ON THE FANNIE MAE UNIFORM RESIDENTIAL APPRAISAL REPORT AT CLOSING, BECAUSE OF THE UNLIKE FOR COMPARABLES, NO COMPARABLES OUTSIDE OF THE MLS#. ALL OF THE LISTING WERE FROM THE REALESTATE BOARD, OBTAINED THE REST OF THE PROPERTY INFORMATION FROM THE ASSESSORS OFFICE. LAZY TO SAY THE LEAST, ROGER THE APPRAISER NOT ONLY LIED ABOUT ATTENDING THE SAME CHURCH AS WE DO, ROGER ALSO USED INFORMATION FROM A 1998 APPRIASAL DONE BY(ASSOCIATED PROPERTY ANALYSTS)TO GET FOOTAGE,OUTLINE OF HOME AND PROPERTY INFORMATION. ROGER SPENT 11 MINUTES FOR $400 AT OUR HOME AND WAS IN HIS TRUCK AND READY TO LEAVE,I CAUGHT HIM, AND ASKED IF I NEED TO PUT MY GARGE DOOR DOWN,HE SAID NO, THATS NOT NESSESSARY, HE WAS JUST HIRE TO TAKE PICTURES AND HE HAD ENOUGH. HOME OWNWERS, BEWARE IF THIS ASSOCIATED PROPERTY ANALYSTS AND IF THEY SHOW UP AT YOUR DOOR, SEND THEM AWAY!!SHAME ON ANY BANK, FINACIAL INSTITUTION THAT USES THEM.EVEN WORSE THAT ONLY ONE APPRAISAL CAN BE USED,TALK ABOUT FAIRNESS IN THE LENDING INSTITUTIONS. I CAN ONLY HOPE THE CREDIT UNION TAKES THEM OFF LIST OF APPRAISERS TO USE.
